Does Your Property Need a Drone or LiDAR Survey?

A surveyor stood at the edge of a ravine near Mendon Ponds last fall, looking down at forty feet of loose shale, downed trees, and a creek bed nobody wanted to wade through. Walking that slope with a rod and prism would have taken most of a day, if it could be done safely at all. A drone covered it in twenty minutes.
That’s the real question behind “do I need a drone or LiDAR survey.” It’s not about impressing anyone with new gear. It’s about matching the tool to the ground.
Signs Your Property Is a Poor Fit for Ground-Only Surveying
Some properties just aren’t built for a crew walking every corner with traditional equipment. Watch for these signs.
- Steep grade changes. Hillsides, ravines, or drops of more than a few feet can slow a ground crew down and put them at risk on loose or wet soil.
- Dense brush or thick tree stands. Thick undergrowth blocks sightlines between survey points, forcing extra setups and extra time.
- Large acreage. Once a parcel passes ten acres, walking every corner point by point stretches a job from a day into a week.
- Water features. Ponds, streams, and wetland edges are hard to measure accurately from the bank alone.
- Hazardous or hard-to-reach spots. Steep embankments, old quarry walls, or areas near unstable structures aren’t places a crew should have to climb into with heavy gear.
None of these rule out a ground survey on their own. They just mean aerial data can fill in the gaps faster and with less guesswork.
Drone Photogrammetry vs. LiDAR: They’re Not the Same Tool
People use “drone survey” as one term, but two different technologies hide underneath it.
Photogrammetry uses a camera. The drone flies a grid pattern, snaps hundreds of overlapping photos, and software stitches them into a 3D model. It works well on open ground, rooftops, and cleared lots. Where it struggles is tree cover. A camera can only capture what it can see, and a canopy blocks the ground underneath.
LiDAR uses laser pulses instead of light captured on film. Each pulse can slip through small gaps in leaves and branches, bounce off the actual ground, and return that data point. This lets a LiDAR-equipped drone build a bare-earth model even under partial tree cover, something a camera-based system can’t do on its own.
Neither tool replaces a licensed surveyor’s ground control points and legal research. Both give the surveyor a faster, wider view of the property before that ground work begins.
How Rochester’s Landscape and Seasons Affect the Decision
Rochester isn’t flat, open farmland. Between the wooded lots in Pittsford and Penfield, the ravines cutting through the Genesee River Gorge, and the creek corridors near Irondequoit, a lot of local land has real tree cover and real elevation change packed into a small footprint.
That mix changes which tool, and which season, gives the best results.
Late spring through fall, full leaf cover limits how much ground a camera-based drone survey can actually see. LiDAR handles that better, but even laser pulses have limits once the canopy gets dense enough.
Late fall through early spring is a different story. With leaves down, both photogrammetry and LiDAR flights capture far more of the bare ground underneath. If a project allows some flexibility on timing, a winter or early spring flight window often produces cleaner data than a summer one, especially on wooded parcels.
Property and Project Types Where Aerial Data Pays Off
Aerial surveying isn’t only for huge commercial sites. It fits a range of projects around Monroe County.
- Large rural and agricultural parcels. A twenty or forty acre farm lot is far faster to map from the air than on foot.
- Solar farm site evaluation. Developers need elevation data across wide, often uneven ground before panel layout even starts.
- Quarry and stockpile volume work. Measuring how much material sits in a pile, or how much has been removed from a quarry face, is a job aerial data handles well.
- Multi-acre commercial development. Bigger sites mean more ground to cover before design work can move forward.
- Wooded or drainage-heavy lots. Where water moves through trees and low spots, LiDAR’s ability to see the ground under cover matters more than it would on an open lawn.
A quarter-acre city lot with a clear yard rarely needs any of this. A rural parcel with woods, slope, and water usually does.
Airspace Rules Around Rochester You Should Know Before Hiring a Drone Surveyor
Greater Rochester International Airport sits close to the city, and that means parts of Rochester and the surrounding towns fall under FAA-controlled airspace. Flying a drone in that airspace without clearance isn’t just risky, it’s against federal rules.
The FAA runs a system called LAANC, short for Low Altitude Authorization and Notification Capability, that lets approved operators request airspace clearance for a specific flight, often within minutes. A licensed surveyor running drone work as part of a business also needs an FAA Part 107 remote pilot certificate, separate from any hobby drone license.
This is one of the more practical reasons to hire a professional for a drone survey rather than a friend with a nice camera drone. A hobbyist may not know which zones require clearance, or may not be certified to fly commercially at all. A licensed surveyor handles the airspace check and the flight as part of the job, not as an afterthought.
